The article examines the key definitions of the investment and construction process approved by the Federal Law «On investment activities in the Russian Federation, implemented through capital investments», namely: investments, investment project, investment activity. The roles and responsibilities of the main participants in the investment and construction process are analyzed. Communication channels that ensure communication between all participants and are aimed at achieving a common goal are described. The most common scheme of interaction between the investor, technical customer, developer, design organizations and other participants in the investment and construction process is analyzed. It is substantiated that in modern conditions one of the most effective tools for increasing the efficiency of interaction between participants in investment activities in the field of construction is the use of digital technologies, such as BIM modeling, Angile, Waterfall, ADKAR model, Kotter’s 8-Step Change model, Kurt Levin model, Adept Group software, etc.
