This article studied the features of cost management of investment and construction projects (hereinafter referred to as ICP) using information modeling technologies (hereinafter referred to as BIM). An analysis of approaches to the concept of “information modeling of a building or structure” allowed us to formulate that information modeling should be understood as the process of creating and managing information about a building or structure, which forms the basis for decision-making throughout its entire life cycle. It is substantiated that in order to optimize the project budget, increase the accuracy of calculations and improve the interaction of all participants, the implementation of BIM technologies should be systemic at all stages of the project life cycle. The article analyzes the advantages and disadvantages of using BIM, and also considers practical examples of using BIM to reduce costs and improve project efficiency, and considers the prospects for further development of these technologies, including integration with artificial intelligence, cloud solutions and 5D modeling. Examples of successful use of BIM in large construction projects are given, which demonstrates its potential to increase cost efficiency and reduce financial risks. The article focuses on the importance of implementing BIM to increase the competitiveness of construction companies and predicts the further development of cost management technologies in ISP based on BIM in the near future.
