The article examines the relevance of major repairs of residential buildings as a result of their deterioration, modern problems in the housing sector. The basic requirements that must be met during the operation of residential buildings and their elements are considered. The main normative documents regulating the issues of capital repairs of residential buildings are investigated. The factors that negatively affect the effectiveness of the implementation of programs for the overhaul of the housing stock are considered, and the main directions of effective development are highlighted. The paper proposes additional technical, economic and organizational criteria for assessing the priority of major repairs of apartment buildings. Comprehensive criteria will allow you to effectively select residential buildings for major repairs.
